There a number of processes and stages in the development of the design of any project that need to be completed progressively to achieve the best result.

STAGE 1 – PRE DESIGN

The initial briefing and gathering of information at the commencement of the project is critical to ensure the continued accuracy and development of the design and construction. As part of this stage, a detailed site measure and full assessment of the proposed location is undertaken and base plans drawn up on CAD. All aspects of the project are analysed at this initial stage including issues of compliance with building codes and standards. The details of the brief are discussed and established with you at this point.

STAGE 2 – SCHEMATIC DESIGN

Now that the base information has been accurately established, we explore options for the optimal layout to reflect the brief within the parameters of the site and budget. Accurate sketch plans to scale are prepared to indicate proposed walls, room types, fixtures and furniture.

 

STAGE 3 – PLANNING PERMIT APPLICATIONS

Once the floor plan has been finalised we can progress the documentation to produce a package for Planning Approval Applications to be lodged with the local council. There are numerous factors including location, type of existing use for the site and the proposed new use for the site that will determine what sort of applications and approvals processes will be required. These factors will be assessed and the appropriate applications finalised and lodged with the local council authority or private certifier.

STAGE 4 – DETAILED DESIGN & DOCUMENTATION

This stage comprises the bulk of the design and documentation work required for the project. Once planning approval has been granted and any changes to the design that may be required by council are incorporated into the plans, the design can be progressed and documented for your approval and then construction. Detail design drawings are prepared for each room and all selections of finishes, equipment, cabinetry, tapware, sinks, electrical services, fire services, plumbing and air-conditioning services are considered and designed.

STAGE 5 – BUILDING PERMIT FOR CONSTRUCTION

If a Development Application (NSW) or Planning Permit Application (Vic) is established as a requirement in Stage 3, a further Construction Certificate (NSW) or Building Permit Application (Vic) will be required. Further documentation for submission to the local council authority or a private certifier is compiled as part of this stage. If it has been established during Stage 3 that the project could be assessed as a Complying Development, this stage may not be required.

STAGE 6 – CONSTRUCTION

The construction phase of the project is best handled in one of the following two ways:

1. Tender of construction to several selected builders – The completed drawing package is submitted to 2-3 preferred builders who are experienced in this type of project, for competitive pricing.

 

2. Design & Construct with selected builder – The design and project cost is developed from Stage 2 of the design in conjunction with a single selected and experienced builder.

There are numerous factors to consider on deciding which of the above delivery methods will suit your specific needs. It is best to evaluate this together in the early schematic stages of the design, to determine which method you are most comfortable with. Either methodology can be suitable and we can facilitate the solution that best suits your situation. As every building project is unique, there will be design issues that arise during construction, which will require some consultation and input from AP Design.

STAGE 7 – SELECTIONS AND PROCUREMENT OF LOOSE FURNITURE

The final selection of loose furniture and artworks are critical to finish off the project and complement the interior design. Selections and procurement of these items can be provided to suit your requirements and budget.
